Board Meeting Apr. 21, 2010

MINUTES FOR April 21, 2010

President Dawn Lucian called the April 21, 2010 meeting of the San Antonio Village Owners Association
to order at 7:30 p.m.  Present were Board Members Peter Sturken, Lynn Nichols, and Bettina Johnson;
Manager Karel de Veer; Maintenance Manager Tim Hodgson; and one homeowner.

1.  The minutes for the meeting of March 17, 2010 were approved.

2.  Manager de Veer gave the financial report for March 2010 and year to date.  For March 2010 our
budgeted income is at 99.8% and budgeted expenses at 110.5%.  For year to date our income is at
100.4% and expenses at 100.1%.

3.  The Board concluded its consideration of the Association’s new fiscal year 2010-2011 operating
budget with an increased annual contribution to the reserve fund.  As recommended by Manager de Veer,
the new budget will restore reserve fund expenditures for the balance of recent capital expense projects
and unanticipated capital improvements.  This budget will do so either by the end of the new fiscal year
or early in the 2011-2012 fiscal year.

The Board has been pleased to receive considerable positive feedback on the improved condition of
our landscaping.  By employing an extra gardener through the winter, there is less maintenance catch up
in the Spring, and more progress is made on special improvement projects.

The Board approved the new fiscal operating budget with an increase in each Owner’s fee to $330.
The start date for the fee increase is July 1, 2010. It is expected that the increased fee will be sufficient
for about 3years, barring substantial unanticipated local or Federal requirements.

The meeting was adjourned at 8:30 p.m.
