Board Meeting Apr. 20, 2011


The San Antonio Village Owners Association Meeting held on April 20, 2011 meeting was called to order at 7:30pm by President Dawn Lucian. Present were Board Members Bettina Johnson, Lynn Nichols, and Carey Rogers; Manager Karel de Veer, Tim Hodgson and five homeowners.

1. Minutes of meeting held on March 16, 2011 meeting were approved.

2. Karel de Veer gave the financial report. For March we are at 94.4% net income and 101.2% total expense. Our year to date income is at 140.4% and total expense at 94.1%.

3. No items to discuss.

4. Architectural change requests:
a. 63A N. San Marcos Road – Front Door – Approved
b. 5060B Calle Real – Front Door – Approved
c. 5082A Calle Real – Front Door & tile – Approved

5. Letter received from Michele Jackman regarding tree removal in the 5050- 5060 cul de sac was discussed. No action taken.

a. Our budget for 2011-12 was approved as presented.
b. The proposed rate increases from the Goleta Water District will amount to approximately $35,000 over the next five years. We can absorb the increased cost for this year without raising our fees but next year will probably need an increase. Karel and Carey will contact our attorney Jim Smith regarding filing a protest.
c. Request from Jon and Arlene Van Spanckeren, owners of 1A N. San Marcos Road, to replace their roof was discussed. They had obtained two bids from Henry Mendoza Roofing, one with insulation and one without. They would pay for the insulation but are asking SAV to pay for the new roof. Karel will ask other roofing companies to determine the cause of the leaks before the board makes a decision.
