Board Meeting March 9, 2016

SAN ANTONIO VILLAGE MINUTES FOR MARCH 9, 2016

1) The meeting was called to order at 7:00 PM by Dawn Lucian, President. Also in attendance were Peter Sturgeon, VP, Bettina Johnson, Treasurer, Lynn Nichols, Secretary and Joel Naftali, Member.

2) The minutes for the January meeting were approved.

3) Finance Report from Bettina Johnson : Treasurer Bettina Johnson reported our Total Income of $430,839. is 99.3% of our end of February budget: our $394,872 Total Expenses are at 90.6%. We are accomplishing the separation of lawn and landscaping watering hardware necessitated by our new drought tolerant/resistant replacement plantings. However we are $40,958 under budget because several other seasonal activities will occur later this Spring including general grounds repairs and pool heating and maintenance. Pest Control/termites is done on an as-needed basis.

4) The architectural change request for replacement of windows for 23A North San Marcos Rd., was approved. The manager will confirm since brand of windows was not specified in request.

5) Gennaro, the gardener, is still planning on coming back, but there is no firm time yet.

6) We reviewed The Reserve Study for San Antonio Village Homeowners Association, dated February, 2016, issued by Stone Mountain Corporation. Based on that Report and manager’s suggestions:

a) We will need to impose a surcharge of $13.5O/month per unit in addition to normal water expense. We have been supplementing that surcharge this year, and now should collect from each until to pay back our reserves. In addition we need to add $18.00 per unit per month for additional cost of water.

b) Beginning with our new fiscal year we need to add $8.25/month per unit for General Operating Expenses, which we are raising only 3% in anticipation of insurance increase.

c) Finally, we need to add an additional $18.75/ per unit to bring our Reserves to the total we should have.

Dawn Lucian moved to increase our Association fee started July 1, 2016 to $400.00/ month per unit. Bettina seconded the motion and the Board agreed unanimously.
