Board Meeting, May 29, 2019

MINUTES FOR THE SAN ANTONIO VILLAGE OWNERS’ ASSOCIATION
MONTHLY MEETING FOR MAY 29, 2019

Dawn Lucian (President), Mike Porter (Secretary), Bettina Johnson (Treasurer) and Chad Lindblad (Member at Large) were in attendance. Manager Karel de Veer and four homeowners were also in attendance.

The meeting was called to order by Dawn Lucian at 7:00 P.M.

1) The minutes from the April 17, 2019 meeting were approved.

2) Treasurer’s Report: Bettina Johnson

At the end of April 2019, the SAV Total Regular Income is $608,330. or 99.2% of expectations; and our Total Expenses are $560,262. or 92.7% of budget estimates.
Our Other/Rental Income Total is $30,000 or 100% and Other Expenses $639. Currently our Total Net Income, which is money saved for Capital Expenses, is $78,068. or 205.3%, though about $27,000 is being held for the Rec Room Remodel as described below.

Administration Expenses:
611 Worker’s Comp Insurance – is $3,589. or 40% under budget estimate
612 General Liability Ins – Is $5,586 or 10% under budget estimate

Capital Fund:
707 Landscaping Project – still has $3,754. for drought tolerant replacement planting
706.1 Rec Room Remodel – $15,000 is being held for floor replacement materials, and
705.1 Rec Room Remodel – $12,000 is being held for floor replacement labor costs
Note: The $27,000 being held for the Rec Room floor replacement will likely roll over to the next fiscal year when the work will actually be accomplished.

Utilities:
504 Water – The considerable rainfall has already saved us $4,335. and much more will be saved as May is the first month of the drought surcharge being lifted! Yay!!!

3) The Board will review potential Recreation Room upgrades at the June 19, 2019 meeting. Manager Karel de Veer will shop for flooring options. Board members have been asked to bring their favorite sofa recommendations from the Costco website. The board is recommending brown leather sofas.

4) The Board will continue to research potential new carport lights at Home Depot and on-line. The lights on the sidewalks need to be focused downward to avoid too much lighting on bedrooms of units.

5) New front door lights as approved at the March 20, 2019 meeting will be limited to lights like model “Double Box 15 1/2” High Clear Glass and Bronze Wall Light”. The lights like this model are available on the Amazon and other websites. An architectural change form will be required for new front door lights.

6) An owner expressed concern regarding the speed some cars are traveling in San Antonio Village with children in the area. During discussion a reminder was made that children should not be playing in the streets of San Antonio Village. Manager Karel de Veer will put a reminder in the next newsletter that the posted speed limit in San Antonio Village is 15 M.P.H. A reminder regarding pool rules will also be in the next newsletter.

The next regularly scheduled Board meeting will be on Wednesday, June 19, 2019 at 7:00 P.M.
