Board Meeting, October 14, 2020

MINUTES FOR THE SAN ANTONIO VILLAGE OWNERS’ ASSOCIATION MONTHLY
MEETING ON OCTOBER 14, 2020

Dawn Lucian (President), Diane Kirchner (Vice President), Mike Porter (Treasurer), Chad Lindblad (Secretary), Ken Masuda (Member at Large), Manager Daniel Ortiz and 8 homeowners were present.

The meeting was called to order by Dawn Lucian at 7:00 P.M.

1) Bettina Johnson resigned from the Board of Directors and the Board voted, unanimously, to have Diane Kirchner fill the vacancy. We thank Bettina Johnson for her many years of service on the Board.

The Board elected members to the following positions for 2020 – 2021. Dawn Lucian
(President), Diane Kirchner (Vice President), Chad Lindblad (Secretary), Michael Porter
(Treasurer) and Ken Masuda (Member at Large).

2) Minutes for the July 15, 2020 were approved.

3) Mike Porter presented the Treasurer’s Report for September:

The fiscal year is from July 1, 2020 – June 30, 2021. September 2020 marks
the end of the first quarter of the fiscal year. At the end of September 2020, our total income was
$193,238 or 99.1% of our budget plan of $195,003. The variance was due to CD income, which only books when a CD matures. Our total operating expenses are $158,118 or 89.1% of our budget plan of $177,534. The variance was due to the timing of payment of Federal and State taxes and Grounds/Maintenance Materials being under budget.

4) Discussed the permissibility of garage/yard sales at individual units. Board voted against allowing them at this precarious time of Covid-19. Manager Daniel Ortiz read a new, tentative rule, which will be posted on the San Antonio Village website (under HOA rules). Approved by the Board.

5) Solar panels and insulation discussed. The Board asked Manager Daniel Ortiz to seek more information when negotiating the Village’s re-roofing project in 3-5 years.

6) Board discussed potentially changing a manual pool gate lock to a key fob system. The Board asked Manager Daniel Ortiz to research and present bids to the Board.

7) Architectural Change Request for 5082-A: new front door approved.

8) Board reaffirmed rule requiring architectural change requests when members alter physical appearance to their condominium (e.g. front doors).

9) Discussed having Marborg bring dumpster to San Antonio Village for a limited time — allowing residents to discard unwanted items. This idea was tabled.
