Board Meeting, March 17, 2021

MINUTES FOR THE SAN ANTONIO VILLAGE OWNERS’ ASSOCIATION MONTHLY

MEETING ON March 17, 2021

Dawn Lucian (President), Diane Kirchner (Vice President), Mike Porter (Treasurer), Chad Lindblad (Secretary), Ken Masuda (Member at Large), Manager Daniel Ortiz and 6 homeowners were present.

The meeting was called to order by Dawn Lucian at 7:00 P.M.

1) Minutes of the February 17, 2021 meeting were approved.

2) Mike Porter presented the February financial report – which was approved by the Board.
Financial Report: The fiscal year is from July 1, 2020 – June 30, 2021. We have completed 2/3 of the fiscal year as of month end February 2021. At the end of February 2021 our total income is $515,787 or 99.2% of our budget plan of $520,025. A portion of the variance is due to CD income as it is only recorded/booked when a CD matures. We are also under our income plan for recreation room and transfer fee charges by $940. Our total operating expenses are $405,047 or 90.9% of our budget plan of $445,656. Grounds/Maintenance Materials are under budget by $23,132. Water is over budget by $6,683 but the combined other utilities are under budget by $5,567. Pest control is under budget by $8,815. Federal, State and Property taxes are under budget by $9,158. All Federal, State and Property taxes have been paid for the fiscal year.

3) Manager Daniel Ortiz gave a report on meeting with Supervisor Gregg Hart. Topics included:
– Safety on N. San Marcos Rd. and the frequency of speeding
– Repaving of N. San Marcos Rd. next year

4) Architectural change request approved for 33 N. San Marcos Rd. #A (skylights)
Architectural change request approved for 5042 Calle Real #B (windows)
Architectural change request approved for 5090 Calle Real #A (carport storage doors)

5) The Board opened up the meeting to questions:
Owner requested a fix for the large amount of water that pools up in front of mailboxes in
Section 3 – Manager Daniel Ortiz will reach out to the County and update the Board and owner accordingly.

6) Resident brought up the idea of San Antonio Village landscaping team changing to electric
leaf blowers, instead of gas – Manager Daniel Ortiz will research and follow-up with the Board and Owners.
