Board Meeting, April 21, 2021

MEETING ON April 21, 2021

Dawn Lucian (President), Diane Kirchner (Vice President), Mike Porter (Treasurer), Chad Lindblad (Secretary), Ken Masuda (Member at Large), Manager Daniel Ortiz, and six homeowners were in attendance.

The meeting was called to order by Dawn Lucian at 7:00 P.M.

1) Approved minutes for March 17, 2021 meeting.

2) Architectural change request approved for 25 N. San Marcos #B: Air Conditioning
Architectural change request approved for 5062 Calle Real #B: Windows

3) Financial report presented by Mike Porter and approved by the Board.
March 2021 Financial Report: We have completed 75% of the fiscal year. At the end of March 2021 our total income is $580,865 or 99.3% of our budget plan of $585,019. A portion of the variance is due to CD income, only booked when a CD matures. Our total operating expenses are $457,358 or 91.7% of our budget plan of $498,501. Grounds/Maintenance Materials are under budget by $26,970. Water is over budget by $6,925, but the combined other utilities are under budget by $6,732. Pest control is under budget by $7,515.

4) Mike Porter discussed each item in the 2021-2022 Operating Budget. 3 main takeaways: insurance, water fees/meter costs and salaries have all increased. That said, HOA assessments will increase, proportionally, to $460 a month. Board Member Vote: 4-1 (Approved)

5) Dawn opened up the meeting to comments from Homeowners.
