Minutes for the San Antonio Village Homeowners’ Association Board of Directors
Monthly Meeting on June 17, 2026
The Board meeting was called to order by President Dawn Lucian at 6:00pm. Other Board members present were Jeff Litherland (Vice President), Cindy Capra (Secretary), Mike Porter (Treasurer), and Patrick Pell (Member at Large). Also present were Manager Daniel Ortiz, and 9 homeowners.
1. Mike Porter made a motion to approve the minutes of prior meeting held on May 20, 2026. Jeff Litherland seconded. There was a unanimous vote to approve.
2. Manager’s Report
a. Daniel made a quick note about the passing of longtime resident Gina Funderburgh on June 9, 2026.
b. Maintenance: We are at the end of our fiscal year. Daniel is focused on fixing things that need to be fixed by June 30, 2026. Some sidewalks are being repaired. Daniel indicated it is worthwhile to fix slabs that are cracked or raised so the village is not blamed for anyone tripping.
c. We will be installing a curved railing on outside of kiddie pool and a railing on the stairs headed down to the kiddie pool for safety.
d. A pine tree branch broke in section 1and fell into San Marcos Road. We had it removed, by team effort, chopped and chipped.
e. Car Ports – we are repairing some car ports with termite damage.
f. Section 3, Units 5042-5054; homeowners are complaining about debris, bird poop, etc. so we are trimming some trees in this cul-de-sac.
g. Three leaky toilets in complex have been found to be source of high-water usage. There was a large charge on one of the meters that was almost $1700. Leak was discovered in a unit and replaced.
h. If someone needs a water regulator replaced, Kent can do the work and the HOA will charge for materials.
3. Treasurer’s Report
a. We are currently 11 months through fiscal year. It ends June 30, 2026. The CPA will review and make a few adjustments before finalizing the fiscal year by end of August/Mid-September.
b. Total income: Currently at $745k on a budget of $731k, over by $14.1k due to interest income.
c. Administrative Expenses: Fiscal year results to date are $328.5k on a budget of $317.5k; Total over by $10.9k; most of that overage is due to a general liability policy pricing increase.
d. Grounds Landscaping: We are currently at $147.8k on a budget of $166.4k. Total under by $18.6k; the variance is due to 63.4% of budget spent on tree trimming and grounds materials to date; we will be trimming some more trees over next month which will reduce that savings slightly. We also had an understaffed gardening team for a few months that contributed to overall savings.
e. Maintenance: Total expense is $119.5k on a budget of $120.2k; We are right at budget.
f. Utilities: Overall, we have spent $185.3k on a budget of $186.5k; We are under by $1.1k.
g. Overall total expenses are under by $9.5k.
h. Cindy Capra made a request to separate painting salaries from maintenance salaries for the purpose of more accurate budgeting.
4. Summer Party
a. A homeowner made a request to send out an email to all homeowners regarding ideas for the summer party; should we keep it the same or change anything like food, entertainment? Daniel thinks it is a great idea to have the summer party as it brings our community together. Patrick Pell will look into other ideas for food.
b. A homeowner made a suggestion to have a potluck dynamic with catered food. Patrick will bring some suggestions to Board/Daniel. Perhaps we can even have some volunteers to man games.
Meeting adjourned at 6:29pm
Respectfully submitted by Cindy Capra, Secretary.
